GPE is carrying out a sympathetic redevelopment through 2023 and 2024 on Egyptian House, 170-173 Piccadilly and Dudley House, 169 Piccadilly to improve several elements within the existing buildings.

GPE are also carrying out a redevelopment of 180 Piccadilly, also known as French Railways House and 50 Jermyn Street. This project, which will transform the buildings into a new Grade A office development is designed by Make Architects. More details of this project can be found at www.180piccadilly.construction

The Development

Egyptian House and Dudley House are Grade II Listed Buildings and are part of a wider Grade II listing covering 166-173 Piccadilly. Designed by architect William Woodard, they were built at the turn of the century in 1905.

GPE’s sympathetic redevelopment through 2023 and 2024, is to provide the following elements:

•    Inclusion of fresh air, ventilation and cooling throughout the building
•    Simplification and unification of the upper floor offices areas
•    Infill of redundant lightwells to all office floors
•    Provide a shared lounge area for all office customers at first floor to create a sense of community
•    Creation of a new Dudley House core with extended lift to serve the highest floors
•    Replace existing windows with new, energy efficient double-glazed windows

Development Updates

During the duration of the works, all efforts will be made to ensure that any potential disruption is kept to an absolute minimum.

  • 8build have been appointed as Principal Contractor for the refurbishment of Egyptian and Dudley House.
  • 8Build have registered the site with the considerate contractors scheme and will be working in strict accordance with the Westminster Council working guidelines – Mon – Fri between 8am – 6pm and Sat as required from 8am – 1pm.
  • Bi-weekly updates will be provided to customers, this will include an overview of works taking place in each property that have the potential to cause disruption.
  • Structural works will be undertaken in line with Westminster City Council’s noisy working restrictions. These will be two hours on, two hours off (8-10am, 12-2pm and 4-6pm).

Planning permission for the redevelopment of these buildings was granted in Jan 2023 and May 2023 for the new terrace space.
